Dramatic house price growth a thing of the past: Westpac

Compound growth in house prices is over for good, according to Westpac CEO Gail Kelly.

Speaking to an economic forum in Brisbane this week, Ms Kelly said the nation would never see another housing boom similar to the one experienced over the past decade.

Senior economist for the Housing Institute of Australia (HIA) Dr Harley Dale agreed with Ms Kelly, and said the population would have to significantly increase if another boom were to ever happen.

“If you’re expecting the price of your home to rip along at a breakneck pace, you’re not going to get it,” he told The Adviser.

“We need to be careful how we define never, but it certainly is not going to happen in the foreseeable future.”

“It’s because we had lots of factors that came together at the one time, we had structural lowering of interest rates from the mid to late 1990s, we had tax reform in the early 2000s, the lagged effect of financial and banking section liberalisation leading to a far more competitive lending market.

“And all that happened at the time when we had the baby boomer population bubble coming through the system. We are unlikely to see another boom in population, as such, we are unlikely to see a jump in house prices any time soon.”

If any property spruiker, er 'adviser' tells you property will double every 7-10 years "like it's always done" ... run fast ... and far. That model is broken.
That also includes the interestingly revised prediction of now 12 years. Did anyone else smell a new house salesman?

What an unspectacular declaraton!... Boom won't repeat any time soon, but never say never.
Shame they don't have the the courage to put a growth figure down for the next 10yrs. I'll predict AVG 6%pa over 10yrs...DOUBLE Value in 12 yrs. The RIGHT NEW property is still a good save investment. Anyone want to dispute that?

Compound growth in house prices gone for ever says Kelly! Well then so should excessive CEO salaries. No one is worth $5-$6M a year given the poor performance of the Banking sector against really Zero competition. Apart from the cartel in-fighting themselves.

I don’t think anyone is saying there will be no capital growth, it will still occur but just not at the rate experienced over past ten years which was out of the ordinary.

This makes the whole negative gearing model look ridiculous.

i.e. lose money week to week on property to make it up in the capital gain - which now they're saying won't happen.

Ooops, this is dangerous news. Nobody panic
