Q. What are you seeing in the lending market at the moment?
What we’re seeing is a more considered market. After a long period of steady conditions, customers are taking a little more time before making major financial decisions. NAB’s latest Residential Property Survey shows sentiment has eased from the highs of recent quarters back toward its long-run average, and auction activity across the capital cities has become more measured.
That’s not a market falling away though. NAB’s economists point to an economy that’s moderating rather than stalling, and our own spending data backs that up. Households, including those with a mortgage, are continuing to spend.
What we’re seeing is that customers remain focused on achieving their goals. Whether it’s buying a home, refinancing, or planning their next move, they’re staying engaged and taking the time to make informed decisions with confidence.
Q. How is that changing customer behaviour?
Customers are approaching decisions more thoughtfully and doing more research before they engage with a broker.
They’re spending more time understanding the market, exploring their options, and thinking about how a lending decision fits into their longer-term plans.
What hasn’t changed is the importance of confidence. Even when customers have access to more information, they still value the reassurance that comes from speaking with someone they trust. That’s why brokers continue to play such an important role in helping customers move forward with certainty.
Q. A home loan is often just one part of a customer’s broader financial picture. How are customers’ financial priorities evolving?
One of the things we explored in NAB’s recent Business Insights webinar, informed by Google Trends data, was how Australians were continuing to search for information about the federal budget and what the changes meant for their own circumstances, even months after the announcements were made.
The questions weren’t just about buying a home. They were about investing, taxation, and how different financial decisions fit together. That tells us customers are increasingly looking at their finances as a whole, rather than making decisions in isolation.
For brokers, that presents an opportunity to have deeper conversations with customers. Beyond securing a home loan, customers are looking for trusted guidance and support as their financial needs evolve over time.
