The financial year ending June 2025 (FY25) marked a pivotal shift in sentiment for business clients. A falling cash rate environment, combined with buoyed consumer confidence, resulted in more Australian businesses looking to expand, invest, and access the finance required to achieve ambitious growth targets.

This translated directly into a robust demand for business demand – whether for commercial mortgages, development finance, or working capital.

Indeed, the Australian Bureau of Statistics (ABS) confirmed this market momentum: the value of commercial property loans reached a near-record high of $22.1 billion in June 2025 (a figure which was surpassed the next month, when $22.3 billion of commercial property loans were written).

Moreover, several SME lenders have flagged that an increasing proportion of business clients are also looking at taking out cash flow lending this year (see the Broker’s Guide to Commercial Finance 2025, accompanying this magazine, for more).

The very best in the industry are those who have combined exceptional expertise in structuring complex deals and a precise process, with deep product knowledge across the lending landscape. Alongside this, they continue to lean on the fundamentals: strong corporate relationships, robust referral networks, and trusted advice that places business viability first.

These brokers have not only kept pace with the shifts in the economic environment – they’ve specialised in them.

The Elite Broker Ranking 2025 – Commercial, partnered by Assetline, shines a spotlight on the nation’s leading commercial finance brokers, showcasing the top performers across Australia.

In this second annual edition, we reveal the elite commercial brokers responsible for writing the largest volume of commercial mortgages and working capital loans in the country.

Spotlight on commercial excellence

Topping the overall commercial ranking was Simplicity Loans & Advisory associate director Joshua Diab, who settled a massive $513.9 million in FY25 across 109 loans.

The Sydney-based broker specialises in complex property and development transactions across major banks, non-bank institutions, and private funds. His deals are often high-profile (and sometimes worth hundreds of millions of dollars), covering assets like shopping centres and major development projects. Diab’s feat of being named the top Elite Broker – Commercial is even more impressive given he only started his career in 2019, joining Simplicity as office support.

However, when it comes to the sheer number of commercial loans settled, it was Son Pham from Rethink Financing who came out on top. Pham, who was also named Commercial Broker of the Year at the Australian Broking Awards 2025, settled a huge 493 commercial loans over FY25.

Pham was also the only other commercial broker to have written more than half a billion dollars in loans over the financial year, demonstrating a rare combination of high volume and high value.

As was the case last year, a smaller proportion of brokers write working capital/cash flow loans. Of those who submitted, it was Brett Hartwig, CEO at Victoria-based brokerage BCP Finance, who wrote the most by value, settling around $40 million in FY25. But William Hong from Talk to A Broker was the most prolific cash flow loan writer, having settled 79 cash flow loans over the year.

Special mention goes to Isabella Constantinou, also from Simplicity Loans & Advisory, who was the highest-ranked female commercial broker this year – and the only woman to make the prestigious top 10.

What unites all these elite commercial brokers is their mastery of specialised, high-value transactions. They exemplify that success in this sector requires not just raw volume, but an ability to efficiently structure and execute complex deals, leveraging deep market knowledge, specialised lending relationships, and operational efficiency to navigate the complexities of commercial finance swiftly.


Methodology of the ranking

To ensure the integrity and credibility of the Elite Broker Ranking, a robust methodology was employed.

Undertaken by Agile Market Intelligence on behalf of The Adviser, brokers were invited to submit data regarding the number of commercial mortgages and working capital loans settled, the value of these loans, and the average size of loans written for the financial year ending June 2025.

Each broker was required to provide evidence supporting their submissions, which were meticulously verified.

The final ranking was determined by ranking the brokers by the largest settlement volumes in dollar terms.
